When are the plots available for sale?

Rivergardens Residences launched phase I of plots in June 2011 and phase II in December 2011.

What size are the plots?

Rivergardens Plots are sold in various sizes starting from 1180 sqm up to an acre. Careful consideration was given to the layout to ensure that plots can be joined together to form larger areas if desired.

Can I buy more than one plot? Will I get a discount?

You are welcome to buy more than one plot. Discounts on additional plots will be discussed and dependant on availability.

How are payments made?

Payments can be made by cheque, bank deposit, or bank transfer.

When are payments due?

A 10 percent non-refundable deposit is required to secure the reservation of a plot. A further 80 percent of the sales price is due within 60 days. The remaining 10 percent is due upon delivery of the original certificates of occupancy.

What happens if I cannot complete payment (balances) during the agreed period?

You may request in writing an extension beyond the payment terms agreed. Late payments may attract a one (1) percent per month penalty fee. Failure to the above, the ten percent deposit will be forfeited and the property put back on the market.

Can I get a discount if I pay in full upfront?

Yes. We offer a 5 percent discount for purchases paid in full at time of signing the sales agreement.

What services are provided in Rivergardens Residences?

Water – Is readily available on site. Its main source derives from the urban pipeline and for redundancy purposes a fresh water borehole may supplement the supply. Water is distributed throughout Rivergardens Residences; it is the plot owner’s responsibility to hook up.

Electricity – TANESCO power is readily available on site. Low voltage lines are distributed within Rivergardens Residences; it is the plot owner’s responsibility to hook up.

Security -Trained guards provide 24 hour security throughout Rivergardens Residences. Perimeter fences and entrance gates safeguard against intrusions.

Streets and Pathways – Landscaped and well drained roads and pathways provide easy access to each plot and circulation within Rivergardens Residences.

Trash Removal – A central collection point is provided for communal trash removal. It is against Rivergardens environmental policy to dispose of household refuse in trash pits within the Residences.   

Communal Areas – Landscaping and upkeep of gardens and other communal areas is ensured by the management company under the Owners’ Association’s directives.

What are the service charges?

There is a service charge allocated to each owner for the general maintenance, upkeep, domestic water, communal power, security, and refuse removal of Rivergardens Residence. These service charges are based on a cost recovery basis and allocated on an equitable “pay for usage” system. Service charges depend on the level of service provided as requested by the Owners’ Association.

When are service charges due?

Owners are billed on a monthly or quarterly basis in arrears for the utilization and consumption of the services. Charges pertaining to security, communal power, and general maintenance and upkeep are due from the time of purchase. Charges pertaining to provision of domestic water and trash removal are due from start of construction.

What services may not be provided by Rivergardens Residences?

Owners requiring Telephones, Internet, Satellite T.V & such like facilities may install them at their own expense. However, the Owners’ Association if it so wishes may organize these in common.

When can I start building on the plot?

Once full payment is received for the plot and upon receiving approval from the Architectural Review Committee construction may commence.

Is there any time limit to commence building on my plot after purchase?

There is no time limited imposed to commence construction on the plot after purchase. However, once construction has begun works must be completed according to the approved plans within 18 months.

Is there any restriction as to what I can build?

Yes, guidelines for type, design, and size of buildings are laid out in Rivergardens’ Architectural Policies. The purpose of these guidelines is to safe keep the vision and harmony of the development.

Can I resell the plot?

Yes you may resell plots, however you must extend a right of first refusal to Rivergardens Limited.

What do I get after completion of payments for the plot?

Upon completion of payment you will receive:

The original copy of the registered Lease at the land registry in Moshi;

A certified true copy of the certificate of title of the plot.

Who will be responsible for the management of the estate?

A management company as appointed by Rivergardens Limited will be responsible for the running of the estate. In a first instance Rivergardens Limited itself will undertake the management of the estate. The management company may implement maintenance or improvements following requests from the Owners’ Association.

Is there any encumbrance on the land?

The land is free from any known government acquisition or any adverse claimant.

Do I have to pay for basic infrastructure?

No, basic infrastructure such as roads and pathways, perimeter fences and gates, electricity and water distribution as indicated in the Lease Agreement are included in the original purchase price.                          

What about future infrastructure?

Improvements, changes, and new infrastructure may attract a development levy. The development levy will be allocated to each plot owner on a pro-rata basis.

What type of title does Rivergardens Limited hold on the land?

Rivergardens Limited holds Certificates of Title to Right of Occupancy dated April 10th, 1962, for Residential/Commercial use. Documents are available for review upon request.

Who will be responsible for building plan approvals?

The plot owner is responsible for their own building permits from the local authorities. Prior to commencing works the owner must also seek approval from Rivergardens Architectural Review Committee.
